I listed my client’s townhome on January 20th for $649k. We closed on March 14th for $637,500 - to this day, the highest sale for 2 & 3 bedroom townhomes in the neighborhood even with interest rates around 7%. The same exact floor plan across the street listed for $649k on March 1st. Over the course of 4 months, there were a series of price reductions on that townhome for a total price reduction of $40k. On July 31st, the property still had not sold and was taken off the market! The last listed price was $609k. So not only did the seller not move their property (leaving them to still carry this mortgage after they had moved on to another home), but they missed out on at least $27k! Talk about stress and anxiety.

The difference in these 2 situations? The marketing. The strategy. The first impression. The professionalism. And ultimately the result.

In the 2nd townhome, there were no professional pics, no staging, leaving a bad first impression. It didn’t tell a compelling story. Too many holes for the buyer to fill in.
