What do pools, basements and a subway all have in common when it comes to Franklin, TN?
They all involve digging into our very rocky terrain here.
Middle TN is mostly built on limestone and it’s very labor intensive and expensive to do any sort of underground construction.
It’s why we don’t have many homes with basements here unless the natural terrain makes sense for a basement home. If you notice when you look at homes for sale with basements, many times either the front yard or back yard will have a big slope to them. For those that worry about safety during spring storms and tornadoes, we do have companies that can install a storm shelter either on your property or in your garage, so keep that in mind as an option if you were hoping for a basement home for safety.
This is also why it’s more expensive to build in-ground pools here than most other parts of the country. It’s only been in the last few years that personal pools here have become an in-demand amenity. The build time for a nice in-ground pool is many months and pricing starts at about $250k.
Public transportation here in middle TN has been a hot topic for many years. It’s something that needs to be address and for the same reasons above with pools and basements, it’s why a subway system is not really feasible here. It would need to be an above ground option or tie into current roadways. We have gotten a better bus system (in Nashville and Franklin), however, we still have a long ways to go.
